Are prep books worth buying?

The short answer

A book explains the material well and cannot measure your readiness. It is a reasonable companion to a question bank and a poor substitute for one, and edition currency matters more than for most subjects.

Books have a real place here, and it is a narrower one than their marketing suggests.

What a book does well

Explains. A good chapter on the TRID timeline will teach it better than a hundred practice questions, because it can build the picture in order.

It also gives you something to work from away from a screen, which suits some people considerably better.

What it cannot do

Measure. There is no way to sit a timed 120-question mock in a book, and that is the only reliable readiness signal.

Practice questions printed in a book are also finite and static, and you will have seen them all by the second pass.

The edition problem is worse here than elsewhere

The General QM standard changed in 2021. Loan limits change annually. A book two editions old teaches rules that have moved, and a candidate learning from it will confidently get those questions wrong.

How to check currency

Find what it says about the General QM definition. If it presents a 43 percent debt-to-income limit as the current standard without noting the price-based test, the book predates 2021. Check the QM chapter. Free and current.

That single check tells you more than the publication date on the cover, which is often the date of a reprint.

Where a book fits

Alongside a question bank rather than instead of one. Read the chapter, then work questions on it, then check what you got wrong against the chapter again.

And remember the regulations themselves are free, current by definition, and more authoritative than any book.
