The short answer

Hard enough that 53% pass first time. The individual concepts are not difficult; the breadth is. Most failures come from treating the 20-hour course as preparation and from skipping the calculations.

It is not a conceptually hard exam. There is no calculus, no case law to argue and nothing that requires a degree.

It is a broad one, and it is precise about details that feel interchangeable until you are asked to tell them apart under time pressure.

What the numbers say

53% pass on their first attempt. That is the only performance figure NMLS publishes, and it means nearly half of candidates pay the USD 110 at least twice.

Set that against a 75% pass mark on 115 scored questions. You can get 28 wrong and still pass, which sounds generous until you see how many near-identical timeframes the syllabus contains.

Where the difficulty actually is

Three places.

Breadth. Federal law is 24% of the paper. The other 76% is state content, mortgage products, origination practice and ethics. Candidates who study regulations and stop have prepared for a quarter of the exam.

Precision on timeframes. Three business days for the Loan Estimate. Three business days before consummation for the Closing Disclosure. Three business days to rescind. Thirty days for adverse action. Fifteen days before a servicing transfer. They are all short numbers and they blur.

Calculations under time. About 95 seconds a question is comfortable for recall and tight for a three-step ratio. Nobody fails because a debt-to-income calculation is hard. People fail because they lost eleven minutes on four of them.

The comparison people want

It is harder than a real estate salesperson license exam and considerably easier than a securities principal exam. Closer to the first than the second, but not as close as its reputation suggests.

Who finds it hardest

Not the people with no experience. It is often the ones with several years at a bank.

Federally registered originators know how their institution does things, and the exam asks what the regulation requires. Those are different, and confident wrong answers are worse than uncertain ones.
