Why people still lose marks on it

Speed, and reading. A calculation that takes three minutes because you had to reconstruct the formula costs you two other questions.

And the classic errors are always offered to you

Net income instead of gross. The purchase price when the appraisal was lower. Index plus margin with the cap forgotten. Each produces a plausible number that is sitting among the options.
