How to study mortgage calculations

Compiled by the Sitonce editorial team from the NMLS Resource Center and the federal regulations named belowUpdated 2 min readFacts verified 4 September 2026
The short answer

Fifteen minutes daily rather than a single block. Work each of the six calculations from a written scenario, aim for under a minute each, and always identify what the distractor was built from.

Calculations decay faster than anything else on this syllabus, which is why a block in week two is gone by week six.

Daily and short is the answer.

The drill

Five scenarios, one of each type, fifteen minutes. Written as a scenario rather than as bare numbers, because reading the stem correctly is half the task.

  • Read the scenario once
  • Identify which calculation is being asked for
  • Extract only the numbers that belong in it
  • Compute
  • Check what the wrong options were built from

That last step is the one people skip and it is the most useful.

What the distractors are made of

MistakeThe wrong answer it produces
Using net instead of gross incomeA higher ratio
Using the appraisal when the price is lowerA lower loan-to-value
Including the housing payment twiceAn inflated debt ratio
Forgetting the ARM capThe fully indexed rate
Counting utilities as debtAn inflated debt ratio

Every one of those is a plausible number that a careless candidate would accept. Recognizing the mistake behind an option is faster than recomputing.

Speed is the actual target

You are not trying to get them right eventually. You are trying to get them right in under a minute, from a cold start, at question 84 with time pressure building.

Use the right tool

A plain four-function calculator. The exam provides an on-screen one and nothing else, so practicing on a financial calculator builds a habit you cannot use.

When to stop drilling

When all six land under a minute for a week running. Then keep the fifteen minutes anyway, because stopping is how they fade.

Common questions

How should I practice NMLS calculations?

Fifteen minutes daily on five scenarios, one of each type, rather than a single long block.

How fast should each calculation be?

Under a minute from a cold start, without re-reading the stem twice.

Why check the wrong options?

Distractors are built from specific mistakes. Recognizing the mistake is faster than recomputing.

What calculator should I use?

A plain four-function one, matching what the exam provides.

When can I stop drilling?

When all six land under a minute for a week. Keep the fifteen minutes anyway, because they fade without it.
