Which is harder

Generally the NMLS exam, for two reasons.

The federal regulation is more detailed and more precise. Knowing that RESPA concerns settlement services will not answer a question; knowing that the servicing transfer notice is due 15 days before the effective date will. Check your state.

And there is more calculation. Ratios, loan-to-value, points and per-diem interest run throughout, where a real estate exam's maths is usually lighter.

The pre-licensing hours run the other way

Real estate licensing typically requires considerably more classroom hours than the federal 20 for mortgage originators. So the education burden is higher for real estate and the exam burden is higher here.

If you are choosing between the careers

Both are referral-driven and commission-paid, and both have a difficult first year for the same reason.

The mortgage side is more regulated, more technical and less dependent on being physically present. The agency side is more sales-facing and more tied to a local market.
