Free study materials worth using

Compiled by the Sitonce editorial team from the NMLS Resource Center and the federal regulations named belowUpdated 2 min readFacts verified 4 September 2026
The short answer

The regulations on eCFR, the Consumer Financial Protection Bureau's plain-language guides, and the NMLS content outline are all free and authoritative. They cover content well and measurement badly.

A surprising amount of the best material for this exam costs nothing, because it is published by the people who make the rules.

The content outline

Published by NMLS, free, and the only authoritative statement of what is examined and in what proportion.

Read it before you buy anything. If your study plan does not match its weights, the plan is wrong regardless of what you spent.

The regulations

SourceWhat it covers
12 CFR 1024 on eCFRRESPA
12 CFR 1026 on eCFRTILA, TRID, rescission, ability to repay
12 CFR 1002 on eCFRECOA
12 CFR 1008 on eCFRSAFE Act licensing and testing

Free, current and searchable. Use them to settle a question rather than to read through.

The CFPB guides

The Consumer Financial Protection Bureau publishes plain-language compliance guides for the major rules, and they are considerably easier to read than the regulation itself.

The TRID guide in particular explains the timing rules better than most paid material does.

What free material cannot give you

Measurement. There is no free full-length timed mock built to the published weights, and that is the one thing that reliably predicts readiness. It is the honest gap.

Free question banks

Useful for familiarity, weak for measurement. Small, regulation-heavy and often missing explanations.

Judge one by opening a single explanation. If it stops at the correct letter, it teaches you letters.
