The short answer

Free banks are useful for familiarity and poor for measuring readiness, because they tend to be small, regulation-heavy and short on explanations. Judge any bank by whether it explains why the wrong options are wrong.

There are a great many free NMLS questions online. They vary enormously and the variation is not random.

What free banks are good for

Getting used to the format. Finding out early that you have no idea what a tolerance cure is. Making the material concrete before you have studied it properly.

All of that is real value and none of it requires paying.

Where they mislead

  • They are usually small, so you begin remembering rather than reasoning
  • They over-represent federal law, which is the easiest material to write questions about
  • They frequently omit explanations, which is where the learning is
  • Some carry outdated figures, particularly the 43 percent General QM threshold
A score from a free bank is not a readiness signal

The real paper is 27 percent origination activities and 18 percent ethics. A bank weighted towards regulations will tell a regulation-strong candidate they are ready when three quarters of the exam is something else.

What constitutes an application under TRID?

  1. A signed application form
  2. Name, income, social security number, property address, estimate of value and loan amount sought
  3. Any contact where a rate is quoted

Answer: B. Six specific items at 12 CFR 1026.2(a)(3). No signature and no form are required, which is what makes option A the strongest distractor - it is what most people assume.

Answer: B. 78 percent under the Homeowners Protection Act. 80 percent in option A is the point at which a borrower may REQUEST cancellation - two numbers, two mechanisms, and the difference is the question.

How to judge any bank

Look at one explanation. If it tells you only which letter was right, the bank teaches you that letter and nothing else.

If it tells you why each wrong option is wrong, and cites the provision, it is worth your time whether it is free or not.
