Nothing prohibits part-time origination, and the licensing requirements are identical. The difficulty is structural: borrowers and agents expect immediate responses, and a pipeline built slowly stays thin.
Legal, and done by plenty of people. Harder than it sounds, for reasons that have nothing to do with how hard you work.
The requirements do not scale down
20 hours of education, the same exam, the same background check, the same 8 hours of continuing education every year regardless of how many loans you close.
The fixed cost of holding a license is the same for one loan a year as for a hundred.
The structural problem
Responsiveness. In a referral business, being reachable when an agent calls is most of the reputation.
An originator available evenings and weekends will lose business to one available at two on a Wednesday, regardless of who is better at the job.
Referral business compounds - closings produce referrals which produce closings. A part-time volume never reaches the point where that compounding takes over, so the effort per loan stays high indefinitely.
Where it does work
- Alongside a related role where the same network serves both, such as estate agency
- As a transition, with a plan to go full time once a pipeline exists
- For somebody with a strong existing network who needs only occasional volume
Employer expectations
Many will not sponsor a part-time originator, because their economics assume volume. Ask before you assume.
Sponsorship is required to originate at all, so an employer unwilling to sponsor part-time work is a hard stop rather than an obstacle.
