Moving from registered to licensed

The short answer

A federally registered originator moving to a broker must complete 20 hours of approved education, pass the SAFE MLO test, submit a background check and credit report, and obtain a state license with sponsorship.

A common move, and the requirements land on people who have originated for years without ever sitting a test.

What you now need

  • 20 hours of NMLS-approved pre-licensure education
  • A passing SAFE MLO test score, at not less than 75 percent
  • A criminal background check through NMLS
  • A credit report
  • A state license application, and sponsorship by the new employer
  • 8 hours of continuing education annually thereafter

The trap

Assuming experience covers the exam. It frequently does not, and experienced candidates are not obviously more likely to pass than career changers.

You have learned your employer's process, not the regulation

Your bank may deliver disclosures earlier than required, treat a file as an application later than TRID does, or apply overlays stricter than the rule. All of that is sound practice and none of it is the answer to an exam question about what the regulation requires.

Where experience genuinely helps

Origination activities, which is 27 percent of the paper. You know the sequence, the documents and the vocabulary, and that is a real head start.

Where it helps least is ethics and the uniform state content, neither of which your daily work has covered.

Plan the timing

The education and the exam take weeks. The state application takes weeks more. Sponsorship cannot be activated until the license is approved.

That is why originators contemplating the move often take the exam before they need it. The result keeps for five years while you stay registered.
