The short answer

An estate agent arrives with the referral network that takes new originators a year to build. What needs building is the federal regulation, which is 24 percent of the paper and unfamiliar territory.

A strong transition, because the thing that is hard to teach is the thing you already have.

What transfers

The network. Buyers, sellers, other agents, builders, title people, and a reputation in a local market.

New originators spend a year building that. You arrive with it, and it is the single biggest predictor of whether somebody survives their first year.

What does not

The regulation. An agent knows the contract side and the transaction flow, and has met almost none of Regulation Z.

Federal law is 24 percent of the paper and ethics another 18. Between them that is nearly half the exam in territory that estate agency does not cover.

The calculations are also new

Ratios, loan-to-value, points and per-diem interest. An agent has seen the outputs of these on a pre-approval letter without ever computing one, and they run through the paper.

Holding both licenses

Many people do. States impose conditions on acting in both capacities in the same transaction, and RESPA Section 8 governs anything that looks like paying yourself for a referral.

Check both before assuming it is straightforward, because the arrangement that looks obvious is often the one that is restricted.

What to expect on the exam

Comfortable on origination activities and the transaction flow. Hard work on federal law. Ethics needs real study rather than the assumption that a sales background covers it.
