The short answer

There is no experience requirement for the license. What gets a new originator hired is evidence they can build a referral pipeline, since lenders can teach the product and cannot teach a network.

A common route, and the barrier is not where people expect it.

The license does not require experience

Twenty hours of education, a passing test score, a background check, a credit report and sponsorship. Years in the industry appear nowhere.

So the license is available to anyone. Getting hired is the real question.

What employers are actually buying

A pipeline, or the plausible ability to build one.

Mortgage knowledge can be taught in months. A network of estate agents, builders, financial advisers and past clients who will send business cannot be, and it is the thing that makes an originator productive.

Which is why career changers do well

People arriving from estate agency, insurance, banking or any relationship-driven sales role bring exactly what is hard to teach. A candidate with no mortgage experience and two hundred local contacts is a better prospect than one with neither.

What to do while studying

  • Interview. Do not wait until you have passed
  • Work out what your referral network would be and be able to describe it
  • Ask about training, lead provision and first-year support
  • Ask how many of last year's new originators are still there

The advantage you have on the exam

Nothing to unlearn. Experienced bank originators frequently answer from their employer's procedure rather than the regulation, and the exam asks for the regulation.

Reading Regulation Z for the first time, you learn the rule itself.

Be realistic about the first year

Commission arrives after closings, and closings arrive after a pipeline. Have a plan for several thin months.
